More than student accommodation, a place to live, work, and belong.
Originally constructed in the early 2000s as a collection of two- and three-bedroom apartments, this Liverpool property had experienced years of mixed rental use, and by the time our client acquired it, parts of the building were in need of significant investment. Rather than simply refurbishing what was already there, the client recognised an opportunity to completely reposition the property for the city's student market.
The vision was to create high-quality HMO student accommodation that offered considerably more than a bedroom and a shared kitchen. The existing apartments were carefully reconfigured into contemporary three-bedroom HMOs with private en-suite facilities for every bedroom, well-designed kitchens, and comfortable shared living spaces.
Beyond the individual apartments, the wider building was designed around a sense of community. Dedicated study and co-working areas, social spaces, and a communal TV lounge gave residents somewhere to work, meet, and relax outside their own accommodation. Safety, security, and practicality were considered throughout, creating an environment designed specifically around modern student life.
As with many refurbishment and conversion projects, the existing building presented challenges that only became apparent as work progressed. These were carefully assessed and incorporated into the programme, allowing solutions to be developed without compromising the overall vision. Limited on-site parking was another important consideration, with additional provision secured nearby to provide a practical solution for residents.
The result was not simply another HMO, but a more considered student living environment, combining private en-suite accommodation with the shared facilities and sense of community increasingly expected from high-quality student housing. For our client, the transformation also gave an underperforming existing asset a clear new identity, a stronger proposition within the rental market, and the potential for improved long-term returns.
