Set within the heart of Ancoats, this substantial twelve-storey residential building comprised forty-two one- and two-bedroom apartments alongside shared communal areas. Our client recognised an opportunity to significantly improve the building, not simply by refreshing the apartments, but by undertaking a comprehensive programme of refurbishment designed to enhance the quality, safety, and long-term performance of the entire asset.

The project involved the complete refurbishment of all forty-two apartments, creating contemporary, durable interiors designed specifically for the city centre rental market. Communal areas were upgraded alongside the individual homes, giving the development a consistent standard and a stronger overall identity.

A significant part of the programme centred around fire safety and building compliance. Working alongside the appropriate specialist consultants, the project incorporated fire safety design, alarm systems, escape strategies, and associated drawings, together with extensive works to the building envelope and replacement cladding to achieve the required specification. On a high-rise residential refurbishment, coordination between design specialist contractors and construction teams was critical at every stage.

Delivering a project of this scale in busy central Manchester brought its own logistical challenges. Restricted access, deliveries, material storage, and site security all had to be carefully managed while multiple trades worked across different floors simultaneously. We coordinated teams of electricians, plumbers, plasterers, decorators, and specialist contractors, carefully sequencing the works to maintain momentum throughout the programme.

Despite the complexity, the refurbishment was delivered on programme and within the agreed budget. The completed apartments were successfully brought back to the market and fully let, giving our client a substantially improved residential asset and a strong return on their investment.
